Not only are these inspected but advice on how to best utilize and maintain them is my passion. Consider this an education on your most valuable asset. How does the process work?
Once you have contacted me with your information and we determine that I am your guy, I will send you a contract and invoice that you should read and pay. This invoice can be modified even after sending a payment in case we agree that you should add or subtract a service. Once I get your acceptance digitally I will then schedule the inspection. Then we will hopefully meet to do a walkthrough together after I will have completed my inspection. If this is not possible then I can schedule a GoogleMeet or MarcoPolo video recording in place of our in person walkthrogh. And usually by the end of the day (but within 48 hours) you will have my official report in digital form. It is your confidential report. How can I pay? You can pay by check or credit card, but a credit card is preferred because it is the quickest and safest method for you and me. Bad Smells
Smells scare many a buyer. I like them. Why? Because they scare many a buyer. Smells give us a glimpse of history into the house and many of which are easily fixed now with amazing tools and natural products. I have over twelve years experience with these tools that have changed over the years and are now quite impressive in eliminating smoke and animal smells. Don't let smells scare you. Use them to your advantage. |
Important questions to ask your inspector. Do you take pictures under the whole house and attic? Some inspectors only take pictures from the doors to the attic or crawlspace and use the excuse of it being unsafe or inaccessible. I will rarely decline getting under a house as I realize it is probably THE most vital place to learn about your house and it's systems. I've replaced many pipes under a house in very tight spaces. Please note the extra charge to do so on the next page as many homes do not have a crawlspace. Do you attempt to test every appliance? I do... unless it is unsafe. For example, I do not attempt to light an unlit pilot lights as I don't know the reason it is not lit. The unit may be damaged and unsafe to operate. Do you provide a customizable repair list? There is a ton of information in a report. It can be overwhelming and downright useless... unless your home inspector provides a customizable repair list with pictures making dialog with sellers, buyers, agents, or contractors easy.
